(It's not unheard of to drive 30 minutes between properties.) We even have photos of our lake lots available. TIPS FOR BUYERS

BE READY TO ACT!
There are countless stories about "the cabin that got away." It's true. More than likely, your dream retreat is the dream of thousands of' others. When you know a place is ideal, be ready. Because if you aren't, someone else will be!

Part of being ready is knowing what you want. It is extremely helpful to a real estate agent for you to give as much information as possible about what you want. How will you be using the place? Who will be using the place? How long do you intend to own? What is your price range? Why do you want a place? ...and on and on...the more the better!
BE FLEXIBLE ABOUT YOUR IDEAS
This seems like a contradiction to knowing what you want. It's more about fine tuning. Being flexible has to do with sticking to your guns about the "big stuff" and not sweating the "small stuff" For example, if you are retired and suffering from arthritis a level lot is a must. When you find the right place with a level lot, don't agonize over the orange carpet. Replace the carpet and relish your level lot! We have seen buyers who have been looking for years for the right retreat. Each passing year brings higher prices and fewer places that fit their price range. Be decisive about the important things!
UNDERSTAND WHAT MAKES A PROPERTY VALUABLE
Structures are relatively easy to compare to one another. Differences are generally visible. But you may come across two properties that seem very much alike, except for the price. That's where the value of the land comes into play. I have swings as much as $50,000 in properties just because of where they are located or because they sit on a certain lake. Don't be alarmed, it's just the simple law of supply and demand coming into play.
